” Tremendous Understanding”
Recently we had the opportunity to work with Joe Esselman of Penn Real Estate
In looking for space to relocate our music school in Skokie, IL, we dealt with numerous owners and real estate brokers who represented properties throughout the market, from low end to high end, from new construction to older buildings, including spaces that had been vacant for long periods of time and others that had only recently become vacant. Mr. Esselman immediately differentiated himself from the other brokers with whom we dealt.
Many brokers clearly did not understand the current market and had a “take it or leave it” attitude about their space. Mr. Esselman, on the other hand, exhibited an objective view and solid knowledge of the current market and an understanding of how to get things done. He took the time to understand our needs and worked with his client to figure out a way to make the space work for us and his client.
There were many, many vacancies in our desired market that suited our needs, and his diligent yet straightforward, hones representation of his client in one of the main reasons we chose his property over the others. He displayed a great attitude, consistency, and effective communication throughout, confronting potential obstacles and timing issues with an objective, can-do approach. From our standpoint, Mr. Esselman’s representation was a critical factor in his client leasing his vacant space.
We are leasing for the time being, but if we ever are in a position to use a real estate broker in the future, he’ll be the first person we call.

In looking to sell an apartment building on the south side of Chicago, I chose Joe Esselman of Penn Real Estate to represent me. I was impressed by his professionalism and his understanding of the market forces at the time we decided to list the property.
Even though he secured a cash buyer for the property; the transaction still took considerable work and understanding of the sale process. Mr Esselman ensured that I understood how each development would impact my position.
I would have no problem recommending him and in fact plan to use him again when the opportunity arises.

After interviewing a dozen brokers, I chose Joe Esselman to sell my property. In less than twelve months he was able to negotiate the sale of three parcels on Wells St with a price in excess of $18,000,000. Happily, the sale was made at a price point which was 80% higher than the appraised value in what was a very difficult market based on the number of developments in process and the unsold inventory in the downtown market.
Joe is a professional who did everything he said he would and more.
Joe actively sought out prospects using direct mail, billboards, brochures, personal contacts, and the news media, newspapers, magazines to find all the potential buyers. He diligently pursued all potential offers and presented them to me for consideration.
Joe is knowledgeable of the market and real estate marketing and his insight proved invaluable in representing my interests. He is straight forward, honest, ambitious and a pleasure to work with.
Sincerely,
Ed Levin
